A new construction home in Palm Beach County comes with modern layouts, energy-efficient systems and a builder warranty. But buying from a builder is different from buying a resale home, and the sales office does not work for you. These are the steps we walk buyers through.
1. Decide between new and resale
New homes usually cost more per square foot, but they come with new roofs, impact windows and current building codes, which can lower insurance costs. Compare current new construction homes in Palm Beach County with nearby resale homes for sale before deciding.
2. Bring your own agent on the first visit
Most builders require your agent to be with you at your first visit to the sales center. The builder's sales rep represents the builder. Your own agent can help you compare incentives, lot premiums and upgrade pricing.
3. Understand what is included
- Base price versus the model home's upgrades
- Lot premiums for lake, preserve or corner lots
- HOA and community development district (CDD) fees
- Builder incentives tied to their preferred lender
4. Inspect even though it's new
Schedule an independent inspection before drywall and again before closing. Builders make mistakes, and the warranty walk-through is easier with a written report.
Where new homes are being built
Much of the county's new construction is in the western communities, including Westlake and around Wellington. Active adult buyers should also look at newer 55+ communities.
